Our team handles hundreds of listings per year for landlords and we have developed a way to screen tenants before they even reach the showing. We know where tenants looking for each property type are searching, and we’ll save you the time and protect your listings from unwanted solicitation.
Showings
Showings can be incredibly time consuming. Depending on the market, some rentals will require multiple showings with hours at a time. We understand that you’re busy, and sometimes making that trip over and over is exhausting. Our teams manage rentals across the metro Vancouver area, so we’ll make the drive for you. Our systems also allow us to prescreen inquiries and follow up to increase the success rates of showings.
Background Checks
While there is no way to guarantee a good tenant, there are many ways to minimize the risk. Our teams have access to commercial background checking software that gives more than the surface level credit report that a single person can access for free. We use paid services, and we cover the costs, however many checks it takes.
Rental Agreements
Rental contracts can be simple, yet complicated. A simple RTB-1 agreement will rarely cover ever clause in a rental. Unintentionally adding unlawful additional clauses in your agreement can also lead to fines or worse. Our team will help you mitigate these risks by drafting the leases for you and adding addendums with customized clauses for your rental.
Inspections
Inspections can be time consuming, and often important items are missed if you are not careful or don’t know what to look for. Our experienced team members know what to look for, and we make sure no overlooked items come back to you in the future.
Maintenance
Maintenance can be time consuming, and finding good contractors can be expensive. Our team works with experienced contractors around metro Vancouver to deliver the best value for services. We have technicians on call ready to handle any range of issues that may be difficult to resolve on your own.
Communications
Communicating with tenants can be difficult at times as this involves everyone’s personal lives. Often, tenants will misunderstand their rights or the landlord’s obligations under RTB guidelines and try to hold you liable for issues. There are many times where there are unreasonable demands. Basepoint Real Estate Group helps by keeping communications professional and lawful by providing facts and properly educating parties.
Strata Coordination
Depending on the property, strata can be challenging and time consuming. Each strata has their own set of bylaws and council norms which can be overwhelming. Missing communication or responding inappropriately can lead to unwanted fines and obstacles. Basepoint Real Estate Group manages multiple units in many of the popular strata buildings (see our units for some examples). We are familiar with the fees, processes, and fines of each building and we can provide insights on how to address each one.
RTB Consultations
While it is rare, some disagreements will require RTB to resolve. However, RTB is a formal tribunal that follows a strict rules and procedures. Many disputes are lost not based on the facts, but because a party failed to comply with the necessary procedures due to lack of experience. Our Property Managers know how to navigate the tribunal and maximize your chances of yielding a positive result.
Mediation
We will do our best to resolve issues before they ever reach you. However, sometimes disputes are caused by unexpected or unavoidable circumstances. Before taking a case to RTB, the tribunal requires both parties to have attempted some form of alternative dispute resolution. As we have handled a wide variety of cases, we are confident that we can provide resolutions that are fair to everyone.
Financial Matters
Our team will collect security deposits and monthly rent and maintain in bank trust accounts for distribution to you after paying vendors. A monthly cash summary will also be provided to you.
